Position

The Project Manager will lead environmental due diligence and compliance projects with full responsibility for scope development, execution, regulatory coordination, and client communication. This role requires a disciplined professional capable of navigating complex environmental issues within tight, transaction-driven timelines.

This is a primarily office-based position with targeted field responsibilities (approximately 10–25%)

 

Responsibilities

Environmental Due Diligence & Compliance Leadership

  • Lead Phase I Environmental Site Assessments adhering to ASTM standards.
  • Design and manage Phase II ESA investigations, including sampling programs and data interpretation.
  • Conduct vapor intrusion investigations and oversee mitigation system operation, maintenance, and monitoring initiates.
  • Manage UST closures, removals, and compliance documentation.
  • Perform or oversee asbestos and lead-based paint surveys through licensed personnel.

Regulatory Strategy & Coordination

  • Prepare Comfort Letters, Site Status Letters, Contained-In Determinations, and Beneficial Use/Re-use requests.
  • Develop and submit site characterization, remediation work plan, operation, maintenance & monitoring plans, and closure requests for IDEM State Cleanup and VRP projects.
  • Serve as the primary point of contact for IDEM, EPA, and municipal regulators.

Real Estate Transaction Support

  • Collaborate with developers, attorneys, title companies, brokers, and stakeholders.
  • Manage due diligence acquisition objectives, timelines, and redevelopment goals.
  • Communicate risks, strategies, and cost implications clearly with supporting data.

Project Management

  • Lead scheduling, budgeting, subcontractor oversight, and deliverable management.
  • Produce high-quality technical reports and client-ready documentation.
  • Maintain organized project files and advance firm-wide systems and standards.
  • Provide proactive, excellent, and consistent professional communication.

Field Work (10–25%)

  • Perform soil, groundwater, and vapor sampling.
  • Oversee drilling, excavation, and remediation contractors.
  • Support geotechnical and other transaction-driven site assessments.

 

Qualifications 

  • Bachelor’s degree in Geology, Engineering, Environmental Science, or related field.
  • 3–5+ years of consulting experience with demonstrated capabilities.
  • Strong understanding of ASTM standards and IDEM regulatory framework.
  • Exceptional writing, communication, and organizational skills.
  • Proficiency in Microsoft Word, Excel, and Adobe Acrobat.

Credentials

  • OSHA 40-hour HAZWOPER – Required
  • LPG, PE, or CHMM – Strongly Preferred
  • Indiana Asbestos Inspector, or willingness to obtain, is a plus.
  • Indiana Lead Inspector/Risk Assessor, or willingness to obtain, is a plus.
  • Indiana Real Estate Broker’s license, or willingness to obtain, is a plus
